Research tax sales before you bid
Find county sale dates, advertised property lists, past results and the investors who keep winning — every figure traced back to the county document it came from, never retyped from an aggregator.
Each record shows the day the county source last confirmed it, so you can tell current information from stale. Where a county has not published something, we say so — we do not guess at it.

See who keeps winning
Counties publish who won. Nobody publishes who wins repeatedly. The Buyer Index names every buyer in the results we have extracted — 694 of them — with the certificates and deeds each one holds, the counties they operate in and the years they were active. 21 are active in more than one county, and 293 companies have a page of their own listing every sale they won.
Why investors use TaxSaleMonitor
Know how fresh the data really is
Every record shows the day the county source last confirmed it, not the day our system last checked the page. Those are different facts, and treating them as one is how old information passes for current. Property lists move: Clayton County's list lost 26 of its 53 properties in ten weeks, and Bexar's was replaced behind an unchanged URL with 48% of it different. Both changes are visible here.
Nothing is estimated
One county here (Hinds County, MS) publishes its results with no purchase amount at all. Its
buyers are ranked by certificates won, and no dollar figure is
shown for them anywhere on this site. Adding up what a county never published would produce a
confident $0 against some of the largest buyers here. Where a county publishes a
winning bid rather than a price — Maryland does — we label it a bid and never add it to a
price.
Individuals are counted, never profiled
399 of the buyers here are private individuals rather than companies. They are named as winning bidders, because who won a public tax sale is public record, and no address, phone number, email or business affiliation is published for any of them.
Two companies are linked only when the evidence says so
A shared registered agent, a shared business address, an SEC filing. Companies whose names merely follow the same pattern are not, on that basis, called related — that guess is easy to make, easy to believe, and would hand you a portfolio that does not exist.
